Rental Policies and Procedures
D&W Properties welcomes all tenants in all our properties! We welcome self-pay tenants as well as all voucher and subsidy tenants. We strive to work with all situations the best that we can when approving prospective tenants, we do not base approval decisions on credit only. Simply put, we think outside of the box! Please read our policies and procedures to get a feel for what we do here at D&W properties to get you approved as our next tenant! Fair Housing
Dunne Wright Services LLC adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
Property Showing Policy
If you would like to arrange a showing of one of our many units, for safety and security we do require that you completely fill out our free online application located on this website. Please make sure to fill out the application accurately and completely. Once you have filled out our application, it will be automatically emailed to us. We will then contact you that same day or early the next business day to schedule a showing for a time that works for you. Once you have viewed a property that you like and would like to move forward, we would then require a $25.00 application fee to process your application. Applicants
- Application is free to view a property. Once you decide to move forward, a $25.00 application processing fee must be paid to process the application and gain approval.
- Each person 18 years of age or older must accurately and completely fill out and sign an application.
- The application will NOT be considered with missing or false information. All applications submitted become the property of Dunne Wright Services LLC.
- If a co-signer is necessary, they must also fill out and sign an application and pay a 25.00 application fee.
Application Processing Fee
- THERE WILL BE A 25.00 APPLICATION PROCESSING FEE FOR EACH APPLICANT OVER THE AGE OF 18 TO PROCESS YOUR APPLICATION TO GET YOU APPROVED.
- The most convenient way to pay the required application fee is through our website, just follow the link at the end of the application process.
- You may also pay the application fee by cash, money order or cashier's check.
- WE DO NOT ACCEPT PERSONAL OR BUSINESS CHECKS FOR ANY REASON

- These fees are NON-REFUNDABLE, even if you are denied.
Required Documents
We require the following documentation from all applicants where applicable. Please keep in mind that not having all required documentation will greatly extend the approval process time.
- 6 weeks of current paystubs from employment if applicable.
- Award letters for SSI/DSS if applicable.
- Child support court order and payment documentation from DHR if applicable.
- Documentation for TCA, Food stamps, or Unemployment if applicable.
- Three months of current bank statements and copy of current tax return for self-employed applicants.
- Independent Contractors must submit a 1099 and three months bank statements.
- Voucher tenants must submit a copy of their voucher.
- Color copy of Social Security card.
- Color copy of valid Government issued photo ID.
Credit Criteria
- Dunne Wright Services LLC WILL OBTAIN A CREDIT, EVICTION, SEX OFFENDER, LIENS & JUDGMENT, AND A CRIMINAL RECORD REPORT. WE WILL ALSO INVESTIGATE YOUR EMPLOYMENT HISTORY AND RENTAL HISTORY.
- Dunne Wright Services LLC WILL LOOK AT YOUR CREDIT REPORT, BUT WE STRIVE TO BASE OUR DECISIONS ON ALL DOCUMENTED INFORMATION WE ARE SUPPLIED. THE MAJORITY OF OUR DECISIONS ARE BASED ON INCOME, RENTAL HISTORY AND EMPLOYMENT HISTORY.
- Applicant-supplied credit reports will not be accepted.
Income Criteria
- You must bring home three times the rent amount to qualify. (i.e. The rent amount of the unit you want is $799, then you must bring home at least $2400 per month to qualify for that unit).
- All applicants must provide 6 weeks of current paystubs. We reserve the right to ask for additional paystubs or income verification.
- Self-employed applicants must provide most recent tax return and three month's bank statements.
- Proof of earnings from social security, disability, child support, alimony or spousal support must be documented. (TCA and/or Unemployment can only be counted as 20% of total income).
- Unverifiable income will NOT be considered.
- Income may be combined by multiple applicants.
Holding Deposits and Security Deposits
- WITHOUT A HOLDING DEPOSIT OR SIGNED LEASE, WE WILL CONTINUE TO MARKET ALL AVAILABLE UNITS, EVEN UNITS THAT HAVE AN RFTA SUBMITTED FOR A UNIT.
- A holding deposit will hold a unit for you. This means you are completely sure you want the unit and that you want us to hold the unit for you and not rent to another prospective applicant. We may continue to market the unit, but we will inform any prospective tenant that there is a deposit on the unit. A holding deposit is non-refundable and must be a minimum of $500.00. The only way a holding deposit is refundable is if we cannot deliver the unit to you.
- We charge a security deposit on all units we rent. The minimum amount of a security deposit is equal to the monthly rent. We may ask for an additional security deposit in certain cases to get a prospective tenant approved.
Pets
- All pets require a pet deposit. Pet deposits range from $250.00-$1000.00. Rent will be an additional $25.00 per pet per month.
- All pets are required to be licensed and have their rabies shot. You will be required to provide acceptable documentation of both.
- You will also be required to submit a picture of the pet.
- Any unauthorized pets will result in a $75.00 per day per pet fee and an immediate termination of tenant’s lease for breach of lease.
Move-In Conditions
D&W Properties cannot release keys to a unit without the following. There are no exceptions to this policy.
- All applicants have provided an approved color copy of a valid government issued Photo ID and a color copy of their Social Security Card.
- Security Deposit and first month’s rent paid in full.
- Renter’s Insurance Binder number listing Dunne Wright Services LLC as an additional insured 48 hour prior to lease signing.
- BGE account number, power on and in applicant's name 48 hours prior to lease signing.
- Lease signed by all occupants over 18 years old.
