Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we
encourage you to submit an application.
Fair Housing
HCI Properties adheres strictly to all Fair Housing Laws, both local and federal. We do not
discriminate against any applicant for reasons of race, source of income, sex, national origin,
religion, family status, physical or mental disability, marital status, color, age, sexual
orientation, ancestry or status as a Victim of Domestic Abuse, Sexual Assault or Stalking.
Applicant
- Any individual over the age of 18 must complete an application and pay the application fee.
Application Fees
- There will be a $40.00 application fee for each applicant. Without this fee, your application is
considered incomplete and will not be processed.
- Application fee must be paid online using the payment portal. Upon application completion you
will be directed to a payment portal where you can complete the application fee/payment.
- Application fees are non-refundable, regardless of approval/denial status.
Credit Criteria
- HCI Properties will obtain a credit report.
- Applicant must have a credit score of 650 or greater.
- If applicant’s credit score is between 600-649, the application will still be accepted if
applicant pays an additional security deposit equal to the monthly rent.
- If applicant’s credit score is between 550-599, the application will still be accepted if
applicant pays an additional security deposit equal to two times the monthly rent.
- If applicant has no established credit, the application will still be accepted if applicant pays
an additional security deposit equal to two times the monthly rent.
- If applicant has a monetary judgement from a prior or current landlord within the past 5 years
their application will be denied. NOTE:If there will be more than one adult person residing in
the household, landlord will qualify the household based on the average credit score of all
adult applicants.
Income Criteria
- If applicant is employed their monthly gross income must be a minimum of three times the monthly
rent amount. Applicant must provide one full month of paystubs (within the last 45 days).
- Applicant must supply acceptable written documentation substantiating their income or assets.
- Self-employed applicants must provide most recent tax return and three month’s bank statements.
- Proof of earnings from social security, child support, alimony, or spousal support must be
document and provided.
- Unverifiable income will NOT be considered.
Criminal Criteria
- If applicant has been convicted of any felony their application will be denied.
- If applicant is subject to a state lifetime sex offender registration program their application
will be denied.
- If applicant has been convicted of any misdemeanors within the last 6 years their application
will be denied.
- If applicant has been convicted of a felony and/or a misdemeanor and the crime shows a
demonstrable risk to tenant safety and/or property, their application may be denied after
consideration of the nature and severity of the crime, the applicant’s age at the time of the
conduct, and the amount of time that has passed since the criminal conduct occurred. Other
factors may be considered on a case by case basis. Applicant shall provide any mitigating
information or documentation that he or she would like to be considered regarding any criminal
convictions.
PAYMENT HISTORY AND LANDLORD REFERENCE:
Applicant must have a prior rental history or have owned a home and provide proof.
Applicant must demonstrate timely payment of rent or mortgage.
Any negative reference from a prior or current landlord will result in the denial of application.
Any eviction judgement within the past 5 years will result in the denial of application.
If applicant has no prior rental history or has not owned a home, the application will still be
accepted if applicant agrees to pay two times the normal monthly rent with a valid and approved
co-signer/personal guarantor.
Pets
- Prohibited breeds include, but are not limited to, the following: Akita, Alaskan Malamute,
Alsatian Shepherd (German Shepherd), American Staffordshire Terrier, Anatolian Shepherd,
Beauceron, Belgian Malinois, Belgian Shepherd, Boerboel, Bullmastiff, Bully Kutta, Ca de Bu,
Cane Corso, Catahoula Leopard Dog, Chow Chow, Doberman Pinscher, Dogo Argentino, Dogue de
Bordeaux, Dutch Shepherd, Fila Brasilerio, Giant Schnauzer, Husky, Kangel, Kuchi, Mastiff, Pit
Bull Terrier, Presa Canario, Rottweiler, Staffordshire Bull Terrier, Tervuren, Tibetan Mastiff,
Tosa Inu, wolf-hybrid, or any mixed breed dog that contains any of the above bloodlines.
- Weight Limit for pets is Fifty (50) pounds.
- No live animals, fowl or birds including but not limited to dogs, cats, ferrets or reptiles
allowed on the Premises or within the community unless specifically authorized in advance and in
writing by Lessor.
- The pets(s) must be registered, licensed and immunized in accordance with local laws and
requirements, and Lessee(s) must provide Lessor with proof of said items within 10 days of
move-in or of pets arrival.
Approval and Move-In Conditions
HCI Properties will continue to advertise and consider all other applications for the
subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- Applicant has provided sufficient form(s) of photo ID.
- Security Deposit has been received.
- A rental agreement has been signed.
