Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we
encourage you to submit an application.
Fair Housing
SouthCoast Properties adheres strictly to all requirements of the Fair Housing laws. We do
not discriminate against any applicant for any reasons of race, color, creed, national origin, sex,
age, marital status, or physical or mental disability.
Applicant
- Each person 18 years of age or older must completely fill out and sign an application.
- Applications must be accompanied by a processing fee to be considered.
Application Fees
- There will be a $75.00 application fee for each applicant. Without this
fee, your application is considered incomplete and will not be processed.
- You may also pay the application fee by check, money order or cashier's check.

- These fees are NON REFUNDABLE, even if you are not accepted.
Credit Criteria
- SouthCoast Properties will obtain a credit report.
- Also obtains a skip and evictions report.
Income Criteria
- Self-employed applicants must provide most recent tax return and two (2) month's bank
statements.
- Proof of earnings from social security, child support, alimony or spousal support must be
documented.
- Unverifiable income will NOT be considered.
- Monthly income must be equal to 3 times the monthly rent and last two paystubs must be provided.
Pets
- Not all properties are pet friendly.
- SCP Pet Policy (enforcement depends upon Property Owner Preference or approval).
- No more than two (2) pets.
- No dogs over 40 pounds.
- $300.00 non-refundable pet fee for one (1) pet.
- $450.00 non-refundable pet fee for two (2) pets.
- All service animals must have proper documentation.
- The following dog breeds are not approved for any of our rental properties: Rotweillers,
Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American
Bulldog, American Pit-bull Terrier, etc). No exceptions.
Reservation Policy
SouthCoast Properties will continue to advertise and consider all other applications for the
subject property until the following has been provided:
- Application has been completed and the application fee has been paid.
- Reservation Fee has been received - this consists of half a month's rent.
If SouthCoast Properties accepts my application, I agree to execute the rental agreement on or
before the occupancy date set in this application. The reservation fee will be applied and is part
of my security deposit. If for any reason SouthCoast Properties declines my application,
SouthCoast Properties will refund the reservation fee.
Cancellation Policy
I understand that I may cancel this application within 72 hours and receive a full refund of my
reservation fee, but not the application fee(s). If I cancel after the 72 hours, or fail to enter
into a rental agreement or refuse to occupy the premises on the agreed upon date, I understand that
all fees, including the reservation fee, will be forfeited. I understand that I will be charged rent
from the agreed upon date of move-in.
