Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we
encourage you to submit an application.
Fair Housing
Trustworth Properties, LLC adheres strictly to all requirements of the Fair Housing laws. We do
not discriminate against any applicant for any reasons of race, color, creed, national origin, sex,
age, marital status, or physical or mental disability.
Applicant
- Each person 18 years of age or older must completely fill out and sign an application.
- Applications must be accompanied by a processing fee to be considered.
Application Fees
- There will be a $75 application fee for each applicant. Without this
fee, your application is considered incomplete and will not be processed.
- You may also pay the application fee by check, money order or cashier's check.

- These fees are NON-REFUNDABLE, even if you are not accepted.
Credit Criteria
- Trustworth Properties, LLC may obtain a credit report.
- Self-employed applicants must provide most recent tax return and three month's bank statements.
- Proof of earnings from social security, child support, alimony or spousal support must be documented.
- Unverifiable income will NOT be considered.
Cosigner Agreement
- If the applicant has insufficient employment history or is currently a student, a cosigner may be required. The agreement must be completed and notarized in order to be acceptable. We must have this original, notarized copy on file before you are able to move-in. If we do not have this document, unfortunately, it will delay your move-in date. Our office will notify you if a cosigner is needed during the approval process.
Expectations of Residents
- Cleanliness of Dwelling - Keeping the residence clean at all times, both inside and out, is your full responsibility. If you live in a single family dwelling, you are also responsible for the outside yard maintenance and are expected to keep the grass and weeds trimmed and all trash removed in a timely manner. In the event the property should remain unkempt, Trustworth Properties, LLC reserves the right to make arrangements on the Landlord’s/Owner’s behalf to have it cleaned at your expense.
- Guests and Parties - Parties or large gatherings inside and around the dwelling are STRICTLY PROHIBITED. If you are having guests, it is imperative to understand that you have neighbors and you must respect their privacy at all times. Noise complaints from your surrounding neighbors are a serious violation of your lease agreement and will be addressed EXPEDITIOUSLY.
- Damages to Dwelling - It is your responsibility to maintain the property in good condition at all times and utilize it so as to not cause any damage or destruction in any way. In the event damages occur due to negligence on your part, then you will be held financially accountable for the repairs.
- Unauthorized Pets - The Landlord/Owner DOES NOT ACCEPT PETS in the residence under any circumstance. If you are thinking of obtaining a pet during the time you are residing at this property, please be advised that you will need to make other accommodations for your pet. Any unauthorized pet found on the premises is a direct violation of your lease agreement and the proper measures will be taken to ensure you are in full compliance.
- We appreciate you taking the time to read this in order to determine whether our management style is a good fit for you. While we are strict on these policies as well as those outlined in our lease agreement, we also pride ourselves on offering timely maintenance service and will always work hard to ensure that your stay with us is a pleasant one!
