DISCLOSURE AND AUTHORIZATION
The undersigned declares that the information on this rental application is true and correct, and understands that false statements may result in rejection of this and any future applications for housing we manage. The undersigned does further understand that all persons or firms associated with American Realty may freely give any requested information concerning me.
I also hereby authorize American Realty to verify my past and present employment earnings records, bank statements, previous residences and/or any information given for the purposes of renting and/or leasing through American Realty including but not limited to a credit check. I further understand and agree that American Realty will rely upon this rental application as an inducement for entering into a rental agreement or lease and I warrant that the facts contained in this application are true. If any facts prove to be untrue, American Realty may terminate my tenancy immediately and collect from me any damages incurred including reasonable attorney fees resulting there from. American Realty welcomes all applicants and supports fair housing. We do not refuse to lease or rent any housing accommodations or property nor in any other way discriminate against a person because of sex, marital status, race, creed, religion, age, familial status, physical or mental handicap, color or national origin.
Applicant represents that all of the statements and representations are true and complete, and hereby, authorizes verification of the above information, references and credit records. Applicant understands that an investigative consumer report including information about character, credit history, general reputation, personal characteristics, mode of living, and all public record information including criminal records may be made. Applicant agrees that false, misleading, or misrepresented information may result in the application being rejected, will void a lease/rental agreement if any and/or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the lease terms if any. Applicant authorizes verification of all information by the Landlord and/or Management Company. Applicant has the right to make a written request within a reasonable period of time to receive additional detailed information about the nature and scope of this investigation.
NON REFUNDABLE APPLICATION FEE - Applicant(s) has paid to Landlord and/or Management Company herewith the sum of 60.00 per person as a NON REFUNDABLE APPLICATION FEE for costs, expenses, and fees in processing the application. Applicant agrees to allow a credit report to be pulled and communication with anyone listed on this application. Agent has (3) three business days to notify applicant whether this application has been accepted. I/We certify that all information given is correct and any false information will constitute grounds for rejection of application. Should applicant become a Tenant, Tenant acknowledges that there is an administrative fee of 20.00 per month in addition to the rent. If Tenant fails to fulfill the lease, any monies due can be turned over to a collection agency and any information on this application can be released to collect the debt.
Applicants with previously FILED evictions (ANY eviction) will require a deposit equal to two (2) times the standard deposit. Applicants with a FILED within the last 12 months will require a deposit equal to three (3) times the standard deposit. Applicant’s that do not provide a verified will require a deposit equal to two (2) times the standard deposit. There are NO EXCEPTIONS to this deposit policy and also applies to applicants using any housing subsides.
DEPOSIT AGREEMENT – Applicant has deposited a holding fee of $ in consideration for taking the dwelling off the market while the application is being processed. If applicant is approved by Landlord and/or Management Company and the lease is entered into and possession of the unit is taken, the holding fee shall be applied toward the security/damage deposit. If applicant is approved, but fails to enter into the lease within (3) three days of verbal and/or written approval and/or take possession after lease signing, the FULL holding fee shall be forfeited to the Landlord or Management Company in addition to any penalties as provided in the lease if the lease has been signed by the applicant. The "DEPOSIT" shall be refunded only if applicant is not approved. Key will be furnished only after lease and other rental/lease documents have been properly executed by all parties and only after applicable rentals and security deposits have been paid. This application is preliminary only in no way implies that a particular rental unit shall be available and in no way obligates Landlord or Management Company to execute a lease or deliver possession of the proposed premises. A VALID PICTURE IDENTIFICATION CARD OR DRIVERS LICENSE, SOCIAL SECURITY CARD, AND PROOF INCOME MUST BE PRESENTED AT TIME OF APPLICATION.
If Tenant moves in between the 1st and the 15th of the month, the rent will be prorated & due at or before move in. If Tenant moves in after the 15th of the month, Tenant will be required to pay the prorated rent for that month & the full rent for the next month.

Investigational Background Search Disclosure
American Realty conducts applicant screening on persons applying to live in our managed properties, such screenings may include criminal background investigations. Prior to acceptance of an applicant, we may use an independent consumer reporting agency to search public records which may contain criminal background information regarding the applicant. American Realty will determine if the criminal background information pertains to the applicant and if the report indicates that one or more such felony and or misdemeanor records were found. We will then compare the records to our established acceptance policies to determine whether or not the applicant may be accepted. If your application is declined based on the discovery of public records that indicate an unacceptable criminal background, you will be given the name, address, and telephone number of the consumer reporting agency that provided the criminal background report. An applicant who is declined based on a criminal background may obtain a free copy of the report and may initiate a reinvestigation to have any erroneous information contained in the report corrected. The consumer reporting agency will advise you of the procedures that you should follow in order to do so.
Valid Photo Identification must be presented prior to final approval of this application.
