Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Applicants must be at least nineteen (19) years of age.
Prospective tenant(s) must demonstrate monthly income of at least 3 times the monthly rental rate. Applicant(s) must demonstrate that they have a minimum of one year of continuous employment history or have current income sources.
Applicant(s) must have a minimum of one year of continuous rental or mortgage history. Favorable recommendations must be obtained from previous landlord(s). Tenant(s) must never have been evicted from a property.
Applicant(s) must provide a copy of a valid photo ID. Foreign nationals must provide a copy of a valid passport and visa. Any applicant that does not have a Social Security Number constitutes an increased liability risk to the landlord and must pay two times the monthly rental rate to be held as security.
In the event that a credit check is performed, applicant(s) with unsatisfactory bankruptcies, judgements, or tax liens will be denied. Open unpaid collections will be an automatic denial.
In the event a criminal background check is performed, appplicant(s) will be rejected for felonies, deferred adjudications for a felony, and crimes against persons or if applicant has a juvenile record that includes any of these serious offenses.
The application must be completed in it's entirety. If it is not properly completed it will be discarded and the application process for that potential tenant stopped. Application fees will not be refunded for incomplete applications.
Admiral Court and Stillwater Group, Inc. adhere to the Fair Housing Law (Title VIII of the Civil Rights Act of 1968 as amended by the Housing and Community Development Act of 1974 and the Fair Housing Amendment of 1988) which stipulate that it is illegal to discriminate against any person with respect to housing because of race, creed, religion, sex, national origin, disability, or familial status.
