Rental Policies and Procedures

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

Fair Housing

Berg Management adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Applicant

• Each person 18 years of age or older must completely fill out and sign an application.

Application Fees

• There will be a $25.00 application fee for each applicant.  Without this fee, your application is considered incomplete and will not be processed.
• There will also be a $100.00 earnest deposit per apartment. If the application is approved, the earnest deposit will be applied to the security deposit. If the application is declined, the earnest deposit will be returned to the applicant. If the application is approved and the applicant declines to take the apartment, the earnest deposit is forfeited.
• You may pay the application fee by cash, check, money order, cashier's check or on-line via credit card or bank draft.

Credit Criteria

• Berg Management will obtain a credit report.

Income Criteria

• Self-employed applicants must provide their most recent tax return and three month's bank statements.
• Proof of earnings from social security, child support, alimony or spousal support must be documented.
• Unverifiable income will NOT be considered.

Pets

• Pet-friendly buildings are restricted to animals 70 lbs or less.

Approval and Move-In Conditions

Berg Management will continue to advertise and consider all other applications for the subject property until the following has been provided:

• Application(s) have been paid for, completely verified, and approved.
• All Applicants have provided a Photo I.D or valid WI drivers license.
• The Security Deposit has been received.
• A rental agreement has been signed.
