DISCLOSURE AND AUTHORIZATION
I understand that should my application be approved, I will be notified and will be required to pay a security deposit and one month's rent. The security deposit will be in an amount equal to one month's rent. I realize that the apartment I have applied for cannot be "held" for me.
IN THE EVENT LANDLORD DESIRES TO CONDUCT ANY INQUIRY IN REFERENCE TO ANY OF THE INFORMATION GIVEN PREVIOUSLY ON THIS APPLICATION, I HEREBY AUTHORIZE MY PRESENT EMPLOYER, FORMER LANDLORD, BANK, AND ANY OTHER PERSON CONTACTED BY SAID LANDLORD TO RELEASE SAID INFORMATION TO CURRY MANAGEMENT CORPORATION AS AGENT FOR SAID LANDLORD.
OWNER/ LANDLORD/ AGENCY/ SUBAGENCY ROLES
The parties to this agreement agree and acknowlege that either Leasing Broker's company has a brokerage engagement with the Owner/ Landlord and as such represents the Owner/ Landlord, that Leasing Broker is a subagent of the Owner/ Landlord, or Leasing Broker has material ownership in the subject property. Leasing Broker shall treat all prospective tenants honestly and timely disclose to tenants all material adverse facts pertaining to physical condition of the property actually know by Leasing Broker which could not be discovered by a reasonably diligent inspection by Tenant. Leasing Broker may provide assistance to the Tenant by performing ministerial acts such as preparing offers and conveying them to the Owner/ Landlord; locating lenders, inspectors, attorneys, insurance agents, surveyors, schools, shopping facilities, places of worship, and all such other like or similar services.
Investigational Background Search Disclosure
Curry Management Corporation conducts applicant screening on persons applying to live in our managed properties, such screenings may include criminal background investigations. Prior to acceptance of an applicant, we may use an independent consumer reporting agency to search public records which may contain criminal background information regarding the applicant. Curry Management Corporation will determine if the criminal background information pertains to the applicant and if the report indicates that one or more such felony and or misdemeanor records were found. We will then compare the records to our established acceptance policies to determine whether or not the applicant may be accepted. If your application is declined based on the discovery of public records that indicate an unacceptable criminal background, you will be given the name, address, and telephone number of the consumer reporting agency that provided the criminal background report. An applicant who is declined based on a criminal background may obtain a free copy of the report and may initiate a reinvestigation to have any erroneous information contained in the report corrected. The consumer reporting agency will advise you of the procedures that you should follow in order to do so.
Valid Photo Identification must be presented prior to final approval of this application.
