Rental Policies and Procedures
Thank you for your interest in Georgian Green Student Residence.
TERMS OF OCCUPANCY Please note that we do not offer short term housing. We offer fixed term dates that follow the college’s academic calendar. We do not offer month to month rentals. You will note that our start dates and end dates coincide with each semester start and end dates and are not based on 1st to last day of each month. For your convenience, we do split the full term’s fees into equal payments and allow these equal payments to be paid on the first day of each month outside of the initial deposit payments due with your application.
It is understood and agreed that acceptance into Georgian Green constitutes a legally binding rental commitment by the Resident for the full term(s) of occupancy that you choose when you submit your application as indicated below. If a Resident cancels their accepted application before taking occupancy or vacates prior to the completion of the indicated terms of occupancy, the Resident or their guarantor will remain financially responsible for the full fixed term value paid for in equal monthly installments until a new Resident is accepted, has paid their first payment and deposit, and takes occupancy, or the rental term(s) period ends, whichever comes first.
YOUR MOVE IN DATE & TIME WILL BE SCHEDULED by the Administration Office to adhere to COVID Safety Precautions.
Georgian Green Student Res adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
- Each person 18 years of age or older must completely fill out and sign an application.
- Any applicant UNDER the age of 18 must have their Parent/Guardian sign the guarantor section.
- ALL applicants regardless of age must have a guarantor complete the guarantor section.
- Applications must be accompanied by the required deposit(s) and mattress cover fee.
- Activity fee and parking if applicable are also required to be paid in FULL in ADVANCE.
Once accepted, you will receive the Residence Housing Agreement (RHA) by email using a secure electronic signing platform. In order to accept and secure your room in residence, you will need to submit the following fees by the end of the next business day from when we sent your offer to you by email.Be sure to check your junk/spam folders often.
- 1st and 2nd Deposits. Each deposit totals one month’s fees based on the fixed term you have selected. EXAMPLE: 3 semester term at equal payments of $625/month = $1,250 + online fees
- Deposits are applied to rent after a resident takes occupancy.
- Mandatory mattress cover fee of $40 payable in advance with deposits 1 and 2.
- Non-Refundable Activity Fee for each applicant per semester. EXAMPLE: 2 semesters (8 months) = $50 activity fee paid in advance OR 3 semesters (12 months) = $75 activity fee paid in advance.
- You may also pay the application fee by certified cheque or money order. Personal cheques are NOT accepted.

- You must provide the name and email of your Guarantor. A guarantor is a person who is a close relative or family friend. They do not have to live in Canada. They will be sent your housing agreement and they will have to complete the guarantor section for application to be processed. They will also have to respond by the end of the next business day.
- Non-sufficient funds: If a payment issued to Georgian Green Student Residence is returned by a bank for any reason, Georgian Green Student Residence shall be entitled to add a charge of up to $28.25.
- The parties hereto consent and agree to the use of electronic signatures pursuant to the Electronic Commerce Act, 2000, S.O. 2000, c17, as amended from time to time, with respect to this Agreement and any other documents respecting this transaction.
- No pets are allowed at the residence. The rented "unit" (Bedroom) is temporary shared transitional housing and not a permanent primary residence. The average personal space afforded each Resident is not sufficient for the safe and humane keeping of any animals. For the safety of current and future Residents, who may have hypersensitive allergenic reactions, and for the prevention of harm to animals (due to confinement or neglect by the Resident), animals cannot be kept in personal bedrooms or common areas in the residence.
Georgian Green Student Res will continue to advertise and consider all other applications for the subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- All Applicants have provided a guarantor.
- A Residence Housing Agreement has been signed.
- First and Last month’s deposit has been received.
- Mattress cover fee and R.E.A.P (activity fee) has been received.
