Rental Policies and Procedures

Please read the following policies.  If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

Fair Housing

Old South Realty Property Mgmt adheres strictly to all requirements of the Fair Housing laws.  We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.

Applicant

• Each person 18 years of age or older must completely fill out and sign an application.
• The application will NOT be considered with missing or false information.
• Applications must be accompanied by a $50.00 application fee to be considered.

Application Fees

• There will be a $50.00 application fee for each applicant and guarantor.  Without this fee, your application is considered incomplete and will not be processed.
• The most convenient way to pay the required application fee is through our website, just follow the link at the conclusion of the application process.
• You may also pay the application fee by check, money order or cashier's check.

• A mail slot is available 24 hours/day, 7 days/week in our back door. Please place all documents and/or fees in an envelope with the property address and your name written on it.
• These fees are NON REFUNDABLE, even if you are not accepted.

Credit Criteria

• Old South Realty Property Mgmt will obtain a credit report.
• I authorize Old South Realty Property Mgmt to verify by means of a credit report and by contact with references.

Income Criteria

• Self-employed applicants must provide most recent tax return and three month's bank statements.
• Each Applicant must gross three to four (3-4) times the amount of the rent (gross earnings are before any deductions).
• Written proof of income is required. This can include current paystubs/offer letter and bank statements.
• Proof of earnings from social security, child support, alimony or spousal support must be documented.
• Unverifiable income will NOT be considered.

Pets

• The following dog breeds are not approved for any of our rental properties:  Rotweillers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc).  No exceptions.
• Not all owners will accept pets. If owner will accept pets, there will be a NONREFUNDABLE pet fee.

Approval and Move-In Conditions

Old South Realty Property Mgmt will continue to advertise and consider all other applications for the subject property until the following has been provided:

• Application(s) have been paid for, completely verified and approved.
• All income verification has been received.
• All Applicants have provided a copy of Photo I.D.
• Security Deposit has been received.
