Comal Apartments Rental Policy


Incomplete apps will not be processed.

Copy of State ID or Driver's License, and SSN Card Required for application to be processed.

Copies of last 4 paystubs required when application returned.

Please allow 24 to 48 hours for processing.

Occupancy Guidelines:

To prevent overcrowding and undue stress on the building systems we restrict the number of people who reside in an apartment. The maximum number of occupants per apartments is as follows:

  1. One bedroom: No more than 2 adults and 1 child, under 3 years of age.
  2. Two Bedroom: No more than 2 adults and 2 children under 17 years of age.
  3. Three Bedrooms: No more than 3 adults and 4 children under 17 years of age or 2 adults and 4 children under 17 years of age.

Application Process:

All apartment occupants 18 years of age or older must complete an application. All applications are subject to approval by Comal Apartments Management based on the following criteria:

Age/ID:

All applicants must be at lease 18 years of age or older, have a valid photo identification and have a legal right to be present in the United States.

Income:

The verifiable combined monthly gross income of all applicants applying for an apartment must be at least three (3) times the monthly rent amount. Self-employed applicants must provide a financial statement from a CPA or a previous source of revenue, verifiable income, and availability to assets, and/or additional security if applicable.

Credit Check:

A credit history will be obtained. Broken Lease or evictions may be grounds for denial.

Criminal Background Check:

A criminal background check will be conducted and must be able to be completed on each applicant. Criminal convictions may be grounds for denial of an application. Each situation will be handled on a case by case basis.

Rental History:

You must have a positive housing history. Refusal by a former landlord to provide reference or a negative reference from a prior landlord may be grounds for denial of an application. If you have been evicted or sued by a previous landlord in the past three years, your application will be rejected. Additional security deposits might be accepted for first time renters.

While this Rental Policy contains the primary criteria that will be used in accepting or rejecting an application. it does not and cannot list all of the reasons why an application may be denied.
