Curry Management Company and Woodlawn West Apartment Homes are committed to compliance with all federal, state, and local fair housing laws. It is our policy to offer our apartment homes for rental to the general public without regard for race, color, national origin, religion, sex, familial status, handicap or sexual preference/ orientation. Application for occupancy will be processed uniformly and equally for all prospective residents.
To qualify for occupancy the following criteria will be used:
All applicants must provide a U.S. Social Security Number in order for an application to be accepted for processing. All applicants must provide a copy of their driver's license or state issued ID, a copy of which will be placed in the applicant's file.
Applicants must provide proof of income in the form of their most recent two check stubs or the previous year's tax return if within the same company or industry. Income may be verified through the applicant's employer. Gross monthly wages must be equal to 3 times your rent.
Employment history will be obtained and verified. If applicant is retired, self-employed, or otherwise currently unemployed, proof of ability to pay anticipated lease term will be necessary.
All applicants older than 18 will be verified through a third-party credit scoring company. The decision to accept or decline the applicant for residency will be at management's sole discretion. If the decision is that the applicant is to be 'Declined' or 'Accepted with Conditions', an adverse action letter will be provided to the applicant. Applicant may be required to pay a full month's rental deposit and/or a Guarantor may be required.
A rental history may be obtained. Previous residency must be verifiable. We will require that rent was paid in a timely manner, lease terms were fulfilled and residency was left in a satisfactory condition. Mortgage history may be verified via a credit report. Family members may not be used as a rental history reference.
All apartment occupants must be identified on the lease and conform to the State of Georgia Housing Ocupancy Standards. Any guests who stay more than five (5) consecutive nights shall be considered occupants and will be removed.
$50.00 per applicant. Application fees are non-refundable
Rental deposit will be equal to one month's rent. Holder shall have the right to deduct from the rental deposit if there is any cost of repairing damages to the property other than natural wear and tear, unpaid rent, cleaning fees, cost to remove and dispose of any personal property, late fees or any other unpaid fees.
A pet is considered to be a: dog, cat, fish, or bird. Breed restrictions apply. The following types of dogs (whether purebreed or mixed breed) are prohibited: Pit Bull, Dalmation, Rottweiler, Doberman Pinschers, Boxers, Chows, Presa Canarios, German Shepherds, Huskies, or any dog trained to attack persons, property, or other animals. Also, dogs trained to guard persons or property, and are deemed not to be normal household pets. No other types of pets are permitted. Residents must supply management with a picture of the pet and current shot records provided. The following additional rental deposit guidelines apply:
